FSBO Scripts: Phone and Text Messages That Get Responses

Most agents call a FSBO to convince the owner they can't do it, and the owner has heard that pitch nine times by Tuesday. These scripts do the opposite: respect the decision, learn the where and why, deliver real numbers, and get permission to stay close. Phone, text, and voicemail, word for word.

Why this works

Most agents call a FSBO to convince them they can't do it. The owner has heard that pitch nine times by Tuesday. You're going to do the opposite: respect the decision, learn the where and why, deliver real numbers, and earn permission to stay close. Most FSBOs sell or list with someone within a couple of months, and the agent in their corner gets the call.

The opener

"Hi, is this [Name]? [Name], my name is [Your Name] with [Brokerage]. I saw the home on [Street] is for sale by owner, and I want to be upfront: I'm not calling to talk you out of it. Can I ask you one question, and it's fine either way?"

The purpose statement

A binary question that tells you who you're talking to:

"When the home sells, is the win mostly walking away with the most money possible, or mostly getting it done without dealing with agents?"

A note on the law: you are responsible for following the calling and Do Not Call rules in your area (TCPA, DNC). Check a number before you dial.

Common questions

How do I find FSBO listings to call?

Owners selling on their own show up on Zillow's FSBO filter, Craigslist, Facebook Marketplace, and yard signs in the neighborhoods you drive. Services like REDX pull FSBOs daily with owner contact information, which saves the lookup work and keeps your list fresh.

When should I call a FSBO after the home hits the market?

Inside the first week is the strong window. The owner is optimistic, most agents calling that week are pitching against the decision, and you'll stand out by respecting it instead. If the home has been sitting for a month, the conversation is even easier, because traffic has usually slowed and your comps matter more.

What if the owner refuses to pay any commission?

Don't argue it. Ask the binary question from the script: if a buyer's agent brings a solid buyer next week, will they pay the buyer's side, or sell only to unrepresented buyers? Most owners haven't decided, and helping them think it through makes you useful instead of adversarial.

How often should I follow up with a FSBO?

Every couple of weeks, with permission you asked for on the first call. Most FSBOs either sell or list with an agent within a couple of months, so a biweekly check-in keeps you in their corner for the whole window without feeling like pressure.
